Second Home Insurance: How to choose the best cover

Tuesday, December 30th, 2008

by David Ball

Many people buying a holiday home or second home in the UK or in Europe are offered holiday home insurance cover by an insurer, broker, their foreign agent or notary. Of course it is too easy not to say “No”, but the cover offered may not be suitable due to the special insurance requirements needed for a holiday home or second home.

With the inherent risks of owning a holiday home in the UK or abroad being substantially greater than that of your main residence, there is a real need for holiday homes insurance policy written in plain English which pays particular attention to the special requirements for second homes and which also provides a wide band of cover.

Your holiday property insurance should also ensure that all local taxes on overseas properties are included within the premium. Buildings and Contents cover should be flexible so that owners do not end up paying for cover that they do not need. Not every property has a swimming pool. Certain features are considered to be of vital importance, and therefore overseas home insurance cover for loss of use, legal liability for domestic staff, public liability and accidental damage to domestic supplies should be included as standard.

Holiday home owners who own a property overseas and have overseas holiday home insurance should be spared the difficulties of discussing their claim with a foreign agent via a continental telephone call, and should be able to speak directly to experienced English staff that will provide assistance and be fully responsible for liaising with the overseas loss adjusters. The true value of any insurance is however only fully appreciated when a claim is made.

You might think that the best thing to go for is cheap holiday home insurance, but you really need to ask yourself whether you are really that well covered with the cheapest policy? Although low premium rates are often of importance, the overseas house insurance cover should be simple to understand, offer a high level of security and in the event of a claim a satisfactory result.

It is essential that you get the correct property insurance to suit the specialized requirements needed for your holiday home. Using an insurance agent who does not specialize in, or fully understand the requirements of your holiday home or let property, you may find that you do not have adequate cover to fully protect your holiday home. You must get specialist overseas holiday property insurance. And you must get insurance for buildings and contents designed exclusively for properties used as holiday homes or let for holiday use.

What restrictions are in place when letting and un-occupancy etc? Do you have cover for legal liability for domestic employees? And most important of all what do you do in the event of a claim? As an owner of a holiday home abroad, it is vital that you fully understand the extent and limitations of your insurance policy.

If your holiday home insurance policy has been placed through an insurance agent in the following countries: UK, Spain, France, Portugal, Italy, Cyprus Greece, Ireland, Malta, Monaco or Andorra , it is more likely that they have not informed you and that you simply do not know.

What You Should and Shouldn’t Do When Remortgaging

Monday, December 29th, 2008

by Jeremy Stanley

When the interest rates are low, you are going to feel pressure to remortgage your house or other property that you own, and you might ask yourself whether it is the right thing to do. If you do make the decision to remortgage, you can follow these tips of what you should and shouldn’t do, which is going to make remortgaging a whole lot easier.

Should: Shop around. The whole the point of a remortgage is to take your existing mortgage with company X and change it into a new mortgage with company Y. It is not a remortgage if you don’t change companies. Simply put, to get the best deal you are going to have to shop around. This doesn’t mean you can just talk with one mortgage company, it means you need to hit the pavement and talk to as many companies as you can.

Should: Figure out your finances before committing. A lot of times people will remortgage their house thinking that they are going to save a lot of money, only to figure out that in the long run they didn’t save much money at all. Think of how much the bank fees and mortgage company fees are going to be first and then see whether or not you are going to get a better deal if you just put that money toward your current mortgage and make an extra payment. You may find that that extra payment will save you almost the same amount of money as remortgaging does in the long run. You have to think about the whole picture and not just about short term money saving.

Shouldn’t: Follow the crowd. If you know a lot of people that are remortgaging now, it doesn’t mean that you need to remortgage now, too. If a lot of people are remortgaging you are still going to have to make the best decision for yourself and weigh the plusses and the minuses of the whole process.

Shouldn’t: You shouldn’t get swept away with silly promotions. Some banks are going to be less than honest with their advertising, saying that they can offer you a really low interest loan, but then the mortgage papers say the interest rate is much higher. If you can’t believe a bank could offer such a good rate, then it is probably just a way to get you in the door.

Shouldn’t: Rush things. There is often this big rush to remortgage property, but you are still going to have the option of remortgaging tomorrow, one week from now, one month from now and even one year from now. If you are worried about getting a special deal because the offer runs out tomorrow, you should take a breather. Remortgaging is something that you are going to have to live with for a long time and because it is such a big pain in the butt to do, you don’t want to do it and then decide to remortgage again in a couple of years.

When you finally do decide to remortgage your home, you are going to want to follow these tips on what you should and shouldn’t do. When remortgaging, perhaps the most important thing to remember is how the whole process is going to affect your future. Remortgaging is a personal decision that you are going to have to make yourself.

Get The Best Home Mortgage Loans

Monday, December 29th, 2008

Planning to refinance your current mortgage? There are actually several options that are available for you. There are also a number of reasons to why homeowners would want to refinance their home mortgage, and that includes: obtaining a fixed interest rate, eliminating private mortgage insurance, receiving cash out at closing, and so many others.

Since home loan refinancing would involve taking a new mortgage, mortgage companies require you to present various documentations. But if this somehow makes you uncomfortable, you can now obtain a loan, which needs minimal documents.

The best way to have some privacy is getting a no doc refinance loan. However, not all lenders are the same as some are okay with granting a refinance with no documentations, there are also others that are not willing to take any chances. In getting a no doc loan, the process is quite easy; the homeowner will just have to give out their social security number and loan amount on the loan applications. Now, it is entirely up to the lender to give loan approval that is based on the credit scores. In simple terms, to have a no doc loan, your credit score should be very high.

So as not to be confused, low document home mortgage loans are different from the no document loans in several ways. First, you need to state your income and employment history in low document loans. You are also asked to submit recent paycheck stubs or income tax returns for the past two years. Second, low document loans are beneficial to contract and self-employed employees and to those who receive cash payments.

No document refinance loans, on the other hand, are much preferred by individuals who simply want to maintain their privacy. There are just some people who are not willing to just give out detailed information on their employment, income, and finances.

Now, why are people with very high credit scores make ideal candidates for a no doc loan? While lenders may not be really happy approving loans with less or no documentations, they find people with good credit reports unlikely to tarnish their perfect records.

Since low doc and no doc home mortgage loans undergo a faster process, the applicant has to be prepared to pay a higher interest rate on his loan. Of course, a higher rate would be fine as long as it offers the individual some privacy and speed.

However, if your primary reason for refinancing home mortgage loans is to obtain a lower interest rate on your mortgage, a no doc refinance may not be the best option. Before refinancing, do get a quote from a lender and compare the no document refinance rate with your current interest rate.

Filipina Domestic Helper Hong Kong – 7 Common Termination Causes

Sunday, December 28th, 2008
by Alice Sy

Your work in Hong Kong as a Filipina domestic helper starts after signing up a contract with your employer. By affixing your signature on that agreement, you will be expected to comply with the rules. Keep whatever the contract binds you to do in order to keep your job and avoid getting terminated. Termination of your job in Hong Kong may be caused by one of 7 reasons which are listed below:

If you signed up as a guarantor to a friend who is not able to pay her debt, it can be a reason for your termination. Your job will be at risk if that person won’t be able to fulfill her obligations because collectors will keep on calling your employer’s phone number even at night just to keep in touch with you. This will definitely annoy your employer and might eventually make her decide to terminate you as soon as she gets the chance. Therefore, it will serve you best if you will avoid guarantying for anyone.

Jealousy can also lead to serious troubles. When the wife of your boss becomes jealous of you, you can be terminated. Cases such as this one can end your job. Some families would choose to have a housemaid as a casualty than making their relationships suffer just because of someone’s jealous feelings.

Sometimes, a family has a member who can only speak Cantonese. If communication would be a problem and the two of you would not be able to relate to each other, it could risk your job. Some employers prefer housemaids who can speak even a bit of their language.

When you’re employer expects too much from you and you cannot meet her expectations, it can also lead to termination. Therefore, it will be important for you to assess if you can work for a certain person or not.

Employers have the right to terminate the service of a disobedient maid. Therefore, make sure that you are obedient to them. Aside from being hard working and skilled, the attitude is also an important factor that employers look for in a domestic helper.

Theft can make you lose your job in a flash. If you will be found guilty of stealing from your employer, aside from termination, you might also be imprisoned.

Another thing that can lead to your termination is the financial condition of your employer. You may be the best Filipina maid around, but if your employer’s business or career got downsized, and she will soon realize that she cannot continue to pay for your service, she may just decide to let go of you.
