For Sale By Owner – The Real Estate Quandary
Many individuals adapt the mistaken belief that they are automatically out a good few dollars by hiring a real estate agent – they would rather sell on their own. This couldn’t be further from the truth. To often, people put their own houses up for sale and then wait until the right buyer comes along. But how long does that home stay on the market until THAT happens?
In general, the consumer market is not too educated about the real estate agent’s role. The agent doesn’t just earn a commission off a purchase or sell of a property, but instead, it is in the best interest of the real estate professional to do everything possible for their client. The point is, a real estate broker is somebody who could do more than one ordinary layman, a homeowner, that is, could aspire to do, because of the myriad resources they have at the tips of their fingers.
People who buy or sell properties do not have access to the multiple listing service, weekly advertisements in major news outlets (paper, television and radio), and an extended lead network that provides fresh referrals. The FSBO only has access to newspaper and sometimes magazine ads and positive word of mouth – nothing more.
This answers the question of how an immediate buyer can be persuaded into making that purchase – word of mouth it is, baby!
Really, there are so many for sale by owners who discredit themselves inadvertently by insisting, quite emphatically at that, “I’ll do it myself, no need for help.” A FSBO would be better off utilizing the wide range of available resources he or she has, instead of working independently. These are resources that are normally handled by a skillful knowing and accommodating real estate agent.
Question – how would a FSBO find the most appropriate agent? They should ask their friends and coworkers on who they know that can handle a solid real estate transaction. Word of mouth carries a lot of weight in the real estate world so the fsbo should do their own due diligence and find out which agency and which particular agent to use. Male, female, short, tall, fat, skinny, at the end of the day it’s your call. The broker’s background must be scrutinized, analyzed and deconstructed – how many sales have they completed or assisted with? Ask them what their plan of attack is to sell the property and what various angles they are going to take. Lastly, get a good idea of their personality, or how much they have of it. Personality + hard work = key to an agent’s success.
