Credit checking and repairing is essential to your ability to qualify for a loan. Just like brushing your teeth to keep your teeth clean and healthy, there are things you must do to keep your credit strong and healthy.

We are not telling you to pull a credit report every month, but do it at least once a year. Just like a regular doctors check up to see if anything is wrong, a credit checkup can save you many horrible problems. One growing problem is identity theft and fraud. Credit scores raise naturally every 6 months if proper care and nourishment has been given.

To help your credit score grow, make sure you are making credit payments on time, not opening new credit accounts, and make sure to pay down high credit balances, and DO NOT close any open credit accounts. Too often people pay things off and close accounts. What you are essentially doing is plucking a beautiful flower from its stem.

Take care of that credit as it is so important in finding a mortgage loan.

If you’ve had credit issues in the past, you may be inclined to think you’re not able to get a mortgage. Many times, there are still ways to realize your dream of home ownership, even with less than ideal credit. Many times you can get a mortgage with bad credit, you just have to dig a little deeper.

Things happen in your life that are beyond your control. Some of those things have consequences that affect your credit score. It might be a medical issue with bills piling up or a relationship issue where the bills don’t get paid on time. There are numerous examples. And even though you want to move on with your life, these things still affect the kind of mortgage you can get and the mortgage rates you’re going to get quoted.

If you have bad credit and you start your search for mortgage options, the best thing to consider is one of the options beyond the conventional methods of financing. There are many options, but in this article we will focus on three good examples: USDA loans, VA loans, or FHA loans.

If you don’t have the reserves to make a substantial down payment on a home, a USDA loan could be the best option for a bad credit mortgage. A USDA loan usually covers the entire buying sum of the home. Sometimes even a little bit more than that (102%). USDA loans do require that you purchase a home somewhere in a rural area.

If you’re a veteran, or you’re serving in armed forces, a VA loan is an excellent option for you. VA loans get backed by the Veterans Administration. These sort of loans greatly increase your chances when applying for a mortgage, even if you currently have bad credit.

An FHA loan is a loan that is backed by the Federal Housing Authority. Even if you currently have bad credit, it’s possible that you are eligible for an FHA mortgage. The FHA was founded to give as many people as possible the chance of owning their own home. An FHA loan is always worth looking into, even if your credit history is crisp clean.

Remember, you are not the only one struggling with bad credit. There are a lot of options available for you. It might be harder and you might have to dig deeper… but in the end it’s worth it.
